Redress Schemes and the Complaints Procedure
Every letting agency in Wales must belong to a government approved redress scheme, such as The Property Ombudsman or the Property Redress Scheme, and your local council can take enforcement action against any agent who does not. Before a letting agent redress scheme will investigate, you normally have to complain in writing through the agency's own complaints procedure and give it the chance to respond.
That process is worth using, but it has limits. A redress scheme can award compensation for poor service and breaches of a professional code, yet it cannot always cover the full extent of a landlord's loss. Court action is often the route to recovering rental income, unpaid rent and the cost of putting a breach right.
