How Our Probate Team Can Help
Probate is the legal right to deal with a person's estate after they die. Banks and the Land Registry usually ask for a Grant of Probate (or Letters of Administration where there is no will) before they release money or allow a house to be sold.
We can:
- Contact banks, pension providers and creditors to value the estate
- Prepare the HMRC forms and the probate application
- Pay any Inheritance Tax that is due
- Apply for the grant and deal with the Probate Registry
- Sell or transfer property, pay debts and prepare estate accounts
- Pay each beneficiary their share
You can ask us to obtain the grant only, or to manage the whole estate from start to finish.
Fixed Fee Probate and Clear Costs
We think you should know the cost before we start. For estates worth less than £325,000, we obtain the Grant of Probate or Letters of Administration for a fixed fee of £795 plus VAT (£954 including VAT). Where the person died without a will, there is an extra charge of £288 plus VAT.
The Probate Registry fee is currently £526, and copies of the grant cost £2 each. For larger estates or full administration, we charge by the hour and give you a written estimate at the outset, so nothing comes as a shock.
What Happens and How Long It Takes
In most cases, we submit the probate application within 6 to 8 weeks of taking your instructions. The grant usually follows within around 16 weeks of the application, although the Registry sets its own pace.
Once the grant arrives, we collect the assets and settle debts. We normally advise executors to wait 6 months from the date of the grant before paying out the estate in full. This protects you if someone later brings a claim against the estate.

Your Probate Questions Answered
Do I need a solicitor to apply for probate?
Not always, but executors are personally liable for mistakes. A solicitor makes sure tax, debts and beneficiaries are handled correctly.
What if there is no will?
The estate passes under the rules of intestacy. We apply for Letters of Administration and tell you who is entitled to inherit.
Can a will be changed after death?
Yes. Beneficiaries can redirect their share using a Deed of Variation, which we offer for a fixed fee of £950 plus VAT.
